This investment is structured using a Unit Trust that purchased
the property and operates the Storage King business. The building works and upgrade
were managed by Storage
King Services Pty Ltd, a subsidiary of Storage King
Pty Ltd (the licensee of the Storage King brand).
69-75 Victoria Avenue was purchased by the trust in August
1999, as a vacant possession industrial site

The trust then spent the next six months upgrading the
site to a self-storage facility, which opened for trading
in February 2000.
The facility is operating in an extremely competitive Chatswood/Artarman
market. Despite this the facility has managed to trade through
the start up phase of the business and is looking forward
to reaping the rewards of the groundwork that it has put
in.
The facility recorded an average occupancy yield of $285
per square metre for the 2002 financial year
